What is a home warranty?

A home warranty is designed to cover what a home insurance policy doesn’t. In the event that something needs to be repaired or replaced, like appliances, plumbing, or air conditioning, a home warranty is a service contract that promises to pay for the cost of repair or replacement.

What do I look for in a home warranty?

A home warranty gives you added peace of mind should anything go wrong. At NewLeaf Homes, we construct each of our homes with care using quality vendors and materials. We want our homeowners to enjoy a relaxing, safe, and well-constructed home. Despite our best efforts, sometimes defects occur. That’s why we believe strongly that each of our new homes come with a complimentary home warranty.

As you are navigating the home building process, here are just a few of the most important questions to ask when reviewing a home warranty:

  • What does the warranty cover?
A home warranty is different than homeowners insurance, which covers your home’s structure and belongings from fire, storm, flood, or other accident. A home warranty covers repairs and replacements on systems and appliances and generally includes electrical, plumbing, and heating and cooling systems, as well as appliances like washer/dryer, oven, dishwasher, etc. Make sure you’re clear on exactly what the home warranty covers.
  • Am I covered for anything else?
Your appliances, for example, may already be covered by a manufacturer’s warranty. Also, if you paid with a credit card, you may be covered for even longer. Some cards automatically increase the timeline of the manufacturer’s warranty for you. Get a list of everything you’re covered for, under your home warranty and any other coverage.
  • What do I do if I need to use my home warranty?
First, make sure you know when your coverage goes into affect. Most new homes are covered from the moment the purchase is made. Then, find out what the process is for submitting a request so you know before you need it.
